Rapport has been built from the minute we answer the phone to a prospective viewer, from this point forward we start to understand their needs and gain valuable feedback, which isn't always forthcoming after the viewing has ended. Asking more profound questions of the viewer will create intensity and if we listen we will generally get to know exactly what they are thinking if they are likely to make an offer but most importantly they will usually say something that maybe they didn't mean to say because of the emotion linked to buying homes, it's at this point we can remind them of this when we open up negotiations.

Viewings should always be conducted by a professional agent in daylight hours to showcase your property, if you are being asked to do them or paid an additional cost for them to be done, maybe you should question your agent about what they actually will do to achieve the best price for you because without doing the viewing they will know little about the buyer.
