Christmas may seem like an age away, but in the lettings world it really isn’t. To find yourself a tenant inside two months before Christmas you need to act now and get your property onto the market right away!

Timescale for advertising your property and finding a tenant

Any tenant that is currently renting on an assured short hold (that is expiring) or fixed periodic tenancy will be required to give at least 1 months notice to vacate their existing property. So it is super important you factor this in when trying to find yourself a tenant close to Christmas.

Advertising your property to find the right tenant

To find the correct tenant for your home it is important that you show it to the right people & advertise it in the right places to not only achieve the correct rental value but also to find the correct tenant

Oakfield Property have an existing database of literally 1000’s of tenants looking for properties in the local area, some of which are already existing clients of the company whom we can wholeheartedly recommend.

By working with our existing database we hand pick the best suited tenants and show them your property first giving you the best chance of getting the correct tenant within the shortest period of time.

How to we do this?

With our bespoke software we operate a ‘heads up’ property alert for all our registered clients, the tenants on our database fill in their specific requirements and the system automatically matches your property to our database, saving valuable time at the front end having to wade through numerous enquiries for clients that are potentially unsuitable.

Setting the correct price

When you are close to the Christmas period setting the correct price is more important than ever. With most tenants wanting to be settled in their homes for Christmas there will be less people looking to rent.

If the price is too high as a landlord you limit your chances of achieving a rental & your whole yearly yield could be wiped out with a 2 month void period.

Our advice is price the property to let and focus on finding a tenant as quickly as you can, once you have a tenant in situ, then you can start to make sure that you don't have a void period close to the Christmas term in the future.

Get the marketing right

It goes without saying, but we see it time and time again; re hatched marketing from a letting that was years ago, old photos, dreary description and uninspiring details all add up to a fall in enquiries.

You might feel like many agents that relying on the likes of Rightmove and Zoopla will get you the required result, Oakfield Property take a completely different approach to this by being pro active and doing the hard work for you.

We will launch your property to our database of existing clients first, then we will list it onto our website, then social media and finally to the property portals.

This phased approach means we exhaust every avenue to find you the right tenant and maximise your exposure, reaching our best clients first. The days of just chucking the property on the internet and waiting for the phone to ring are very much gone i'm afraid.
